Do you charge an application fee?

Yes, our application fee is $45 per person over the age of 18.

Do you allow pets?

Yes, small dogs 10 pounds or less $200 - $100 non refundable, $10 per month pet rent.

How much will my security deposit be?

A security deposit equal to one months rent is required upon approval of your application and in order to hold your apartment.

I have children, are they welcome at Fenwick Park Apartments?

Fenwick Park strictly follows Fair Housing standards. Anyone, regardless of age, race, creed, sexual orientation, familial status or religious beliefs, is welcome to apply for an apartment at Fenwick Park.

I'm new to the area, why should I live at Fenwick Park?

Fenwick Park is conveniently located in Elsmere, situated at Maple Avenue & Kirkwood Highway - within minutes of shopping, entertainment, public transportation, major highways, hospitals and schools. Fenwick Park has everything you're looking for!

When is the rent due?

Rent is due on the first day of every month. Late fees will be charged if no payment has been made by the fifth day of the month.

Where do I send my rent payment?

Check your Lease Agreement for the address and name to put on the check. For example, it might read 123 Main Street, LLC or something similar. If you're still not sure call us at 302-998-1191.

What is the Security Deposit policy?

We generally require a security deposit of one and a half month’s rent to be held in trust during the term of your lease. It will be used as security for your compliance with your obligations under the Lease Agreement. We may deduct any costs resulting from your failure to comply with any agreement in the Lease. The security deposit is not to be used for the payment of rent without Raleigh Management’s written consent.

The security deposit will be returned to you only if all of the following conditions are met:

  • All due rent has been paid.
  • Vacated premises are left in clean condition.
  • All keys are returned to landlord.
  • No abandoned articles are left in the Apartment.
  • The Tenant understands and agrees that upon vacating the Apartment, the Tenant must thoroughly clean the kitchen appliances (including refrigerator, stove and oven), thoroughly clean all bathroom fixtures, wash and wax the wood and linoleum floors, and shampoo the carpet. Any cleaning expenses incurred by Landlord to return the Apartment to the same condition as when the Tenant moved in, allowing for reasonable wear and tear, shall be paid by the Tenant from the security deposit.
  • A forwarding address is furnished.

After the above conditions have been met, your deposit will be sent to your new address within 30 days. You are not able to withhold payment of the last month’s rent on grounds that the security deposit serves as security for the unpaid rental.

Can I sublet my apartment?

No. Only the Leaseholder and persons listed in the Lease Agreement are allowed to live in the apartment. You must notify us of any new roommates that occupy the apartment.

Care and Maintenance of Premises

Tenant accepts the premises in its present condition and agrees to take good care of the premises and to:

  1. Make no alterations, additions, repairs, and improvements or paint the walls any other color then that originally exists at time of rental.
  2. Report promptly, in writing, to Landlord when any portion of the premises is out of repair.
  3. Promptly reimburse Landlord for any damage to the premises or furnishings
  4. Be responsible for ordinary maintenance such as fixing leaking faucets, timely changing of air conditioner filters, repairing damaged air conditioners due to lack of filters or clogged filters, etc.
  5. Keep the Apartment and any other part of the Building used by the Tenant as clean and safe as possible.
  6. Promptly remove from the Apartment all garbage and debris and place in appropriate receptacles.
  7. Follow all recycling laws called for by the state and city.
  8. Use all electric, plumbing and other facilities safely.
  9. Do nothing to cause a cancellation or an increase in the cost of Landlord’s fire or liability insurance.
  10. Use no more electricity than the wiring to the Apartment or feeders to the Building can safely carry.
  11. Do nothing to destroy, deface, damage, or remove any part of the buildings or grounds.
  12. Keep nothing in the apartment that is inflammable, dangerous or might increase the danger of fire or casualty.
  13. Avoid littering in the Building or on its grounds.

General Rules and Regulations

Tenant shall fully comply with all federal, state, municipal, and other laws and ordinances, and shall not commit any act which is a nuisance or annoyance to the other tenants in the building and neighborhood, and shall agree to the following rules for the safety and care of the Building and for the comfort of the other tenants:

  1. The comfort and rights of the other tenants must be respected. Annoying sounds, odors and lights are not allowed.
  2. Nothing may be placed on or attached to the roof, fire escapes, outside walls of the Apartment, or the common areas of the Building. Nothing may be attached to the sills or windows except drapery rods, shades, and blinds. The Tenant shall not place signs anywhere.
  3. The Tenant must provide to the Landlord keys to all locks. Tenants shall not alter, replace or add locks, bolts or other attachments, such as knockers, upon any door without Management’s written permission. Upon vacating the apartment, Tenant shall return to Management all keys to the apartment, mailbox and access gate (if applicable).
  4. The Tenant shall remove garbage daily.
  5. Laundry machines, if provided by the Landlord, are used at the Tenant's risk and cost. Instructions must be followed. The Landlord may stop their use at any time.
  6. No dogs, cats, or any other type of animals or pets are allowed at any time!!! Under no circumstance shall there be any pets allowed or kept on the premises! Tenant understands and accepts the fact that violating this lease provision will result in immediate eviction.
  7. The Tenant shall obey the parking rules of the Building.
  8. The Tenant shall not throw sweepings, rubbish, or other objects into the plumbing fixtures. Nothing may be thrown out the windows. No one shall air, dry, or shake rugs, blankets or clothes out of windows.
  9. Cooking must be done in kitchen only. Cooking is not permitted on porches or balconies or yard.
    NO BAR-B-Q’S ALLOWED.
  10. The Tenant shall not obstruct the sidewalks, driveways, entrances, halls, stairs, or other public areas of the Building.
  11. The Tenant is not allowed on the roof or restricted areas of the Building and grounds.
  12. The Tenant shall conserve energy and water.
  13. The Tenant shall obey and follow all recycling rules set forth by city, state, and municipality.
  14. The Tenant shall promptly comply with all laws, orders, regulations, rules and requirements of governmental authorities, insurance carriers, boards, of fire underwriters or similar groups which are properly directed to the Tenant.
  15. 1Waterbeds will be allowed ONLY if Tenant provides proof of Renters Insurance with $50K liability coverage. Without insurance, NO WATER BEDS ARE ALLOWED.

Should I insure my valuables and property?

Yes. Raleigh Management's insurance does not insure you against loss of personal property on the premises due to fire, theft, vandalism or other causes. You are responsible for insurance on your own property for fire and casualty loss and for your family for liability insurance coverage.

What happens after my one-year lease expires?

Raleigh Management, LLC , at our discretion, will offer you a renewal Lease at the term of the current lease. The renewal Lease may contain reasonable changes, including any changes in the Term of the Lease.

If we decide to offer a renewal lease, we will notify you before the term of the current Lease. We will send you a renewal lease with 10 days to review and sign. If you fail to notify us of your acceptance, it will be considered a rejection. If you do not accept the renewal lease you must vacate the Apartment at the end of the Term.

Can I make a partial payment towards the monthly rent?

No. Tenants shall make all rental payments in full. Payment or receipt of a rental payment that is less than the amount stated in the Lease shall be deemed to be nothing more than partial payment on that month’s account, with the remainder still outstanding. Under no circumstances will a partial payment constitute accord and satisfaction. Nor will our acceptance of a partial payment forfeit our right to collect the balance due on the account, despite any endorsement, stipulation, or other statement on any check.

Are there any additional charges that I might have to pay?

Yes. Late fees, Bounced Check fees, and/or Locksmith/Lost Key fees may be charged.  Please refer you to your Lease Agreement for charge amounts and conditions.

If you fail to comply with any agreement in your Lease Agreement, Raleigh Management, LLC may do so on your behalf. We may charge the cost to comply with the lease as “additional rent”. This includes reasonable attorney’s fees incurred by us as a result of your violation of any Lease agreement. The additional rent shall be due and payable as rent with the next monthly rent payment. Nonpayment of additional rent gives us the same rights against the Tenant as if the Tenant failed to pay the Rent.

Does Raleigh Management have access to my apartment?

We have access to your Apartment on reasonable notice and at reasonable hours to: inspect the Apartment; make necessary repairs, alterations, or improvements; supply services; and/or show it to possible buyers, new prospective tenants, mortgage lenders, contractors and insurers.  We may enter your Apartment at any time without notice in case of emergency.

Can I make alterations to my apartment?

No. You may not make any changes or additions to the Apartment without our prior written consent. This rule includes, but is not limited to:

  • Installation of paneling, flooring, built-in decorations, partitions, moldings, or any other fixture drilled into or attached to the floor, walls, or ceiling.
  • Painting, wallpapering, or other decorations.
  • Installation of any locks, or chain-guards.
  • Installation of any equipment or wiring.
  • Change in the plumbing, cooking, air conditioning, and electrical or heating systems.

All changes or additions made with the Landlord's written consent shall become the property of the Landlord when completed and paid for by the Tenant. They shall remain as part of the Apartment at the term unless the Landlord demands that the Tenant remove them. The Tenant shall promptly pay all costs of any permitted charges and additions. The Tenant shall not allow any mechanic's lien or other claim to be filed against the Building; the Tenant shall have it promptly removed.
